Flood Mapping Information

The City's Planning Division provides Flood Insurance Rate Map (FIRM) information to lenders, insurance agents, and real estate agents, as well as to homeowners. To determine your flood zone, refer to the "Broward Flood Zone Map", also known as the Flood Insurance Rate Map (FIRM), available online or by calling 954-630-4345. Elevation Certificates showing finished construction elevations for all newly constructed or substantially improved buildings on file are available upon request by contacting the Building Division at 954-630-4350.

Floodplain Zone Designations

The following flood zone designation determines whether or not flood insurance is mandatory:

  • Zone AE: Flood insurance rate zone that corresponds with flood depths greater than 3 feet. Mandatory flood insurance purchase requirements apply.
  • ZoneAH: Flood insurance rate zone that corresponds to areas of shallow flooding with average depths between 1 and 3 feet. Mandatory flood insurance purchase requirements apply.
  • ZoneX-Shaded - 0.1 or 0.2% Annual Chance Flood: Flood insurance rate zones that are outside the flood plain or the average flood depths of less than 1 foot. Flood insurance purchase is not mandatory.

Call the City’s Planning & Zoning Division at 954-630-4345 for flood zones, known drainage problems, historical flood information, and proximity to areas needing protection due to natural floodplain functions. FEMA Elevation Certificates on most buildings constructed or substantially improved in the floodplain since 1991 are also available.

Everyone is in a Flood Zone. Even if you are in a low-risk flood zone outside the Special Flood Hazard Area, you could still experience flooding. ‘Low risk’ does not mean ‘no risk’!
