Where is the property?
The property is located at 2600 Northwest 19 Avenue.

What is being proposed?
The subdivision (platting) of lots for the development of four single-family homes.

Why is the request being made?
Pursuant to Chapter 24, Article XII, Section 163 (E)(2)(a), this type of development requires a Neighborhood Participation Meeting prior to a development site plan application submission.

What is the process for the request?
After the applicant holds the required Neighborhood Participation Meeting(s), a site development plan application will be reviewed by the Development Review Committee (DRC). The DRC will review the plan for compliance with the applicable Codes. After the initial DRC meeting (to be scheduled at a later date), comments provided by the DRC must be addressed adequately; a resubmittal may be necessary. After the DRC hearing, the applicant’s request will be heard by the Planning & Zoning Board and subsequently the City Commission for consideration of the subdivision (platting) request.

Note: At the time of Neighborhood Participation stage in the process, staff has had conversations with the applicant, but until such time that a formal application and review are conducted, it is difficult to ascertain the approvals that may or may not be required as the application is processed.
